Renters' Right Act 2026

What the Renters' Rights Act 2026 means for landlords

The Act came into force on 1 May 2026 and represents the biggest reform of the private rented sector in a generation. Every assured shorthold tenancy has automatically converted to an Assured Periodic Tenancy — fixed terms and annual renewals no longer exist.

The headline change is the abolition of Section 21. "No-fault" possession is gone, replaced by a reformed Section 8 grounds system that requires landlords to build court-ready evidence from the start of any tenancy issue. Possession is still very much achievable — but it now turns on documentation, not discretion.

Rent increases are restricted to once a year via a prescribed notice, with tenants able to challenge increases at the First-tier Tribunal. Bidding wars are prohibited, advance rent demands are capped, and new anti-discrimination provisions protect families and tenants in receipt of benefits.
